How we make this list: we compare pricing pages, product documentation and public user reviews. Rankite is independent; if a vendor ever pays for a featured spot, that listing is clearly labeled Partner.
Key takeaways
- Fiix (Basic $45/user/month, free plan) and MaintainX (Essential $20/user/month, free Basic) are the accessible CMMS picks with published prices and real free tiers.
- UpKeep (Essential $24/user/month) suits regulated manufacturers with compliance-ready documentation; Limble and eMaint could not have prices verified on their pages.
- IBM Maximo, SAP EAM, Oracle Maintenance and HxGN EAM (formerly Infor EAM) are quote-only enterprise platforms: buy them with an ERP program, not standalone.
- Note the rebrand: Infor EAM is now HxGN EAM under Hexagon ownership; older references still say Infor.

The top asset management software
The pump fails on a Friday night, nobody knows when it was last serviced, the spare part is somewhere in a warehouse nobody inventoried, and Monday's production run is now a phone call to an emergency supplier. Asset management software, EAM at enterprise scale and CMMS for everyone else, prevents that: every asset tracked, every work order scheduled, every part inventoried, every maintenance history searchable. These nine tools cover the real market, from free mobile CMMS to six-figure enterprise EAM.
#1
IBM Maximo
Best for: Large enterprises with 50+ users and complex asset portfolios
Visit ibm.com
Starting priceSee website
Free planNo
IBM Maximo is the enterprise EAM against which everything else is measured: full lifecycle asset accounting, reliability-centered maintenance, safety management, and predictive monitoring for utilities, oil and gas, manufacturing and transport. It tracks tens of thousands of assets across sites with regulatory-grade audit trails. Nothing in the SMB tier does what Maximo does at scale.
The price of that depth is weight: quote-based licensing via AppPoints, multi-month partner-led implementations, and buyer-reported three-year totals in the hundreds of thousands. It is the heaviest, most expensive option here by design. Buy it when the asset portfolio genuinely needs it. Everyone else should start three tiers down.
What we like- Deepest enterprise asset lifecycle coverage, from acquisition to disposal, with reliability and safety modules
- AI-assisted predictive monitoring for industrial assets
- Scales to tens of thousands of assets across sites and currencies
Watch out for- Complex implementation needing consultants and months of work
- Opaque high cost with no list price
#2
SAP EAM
Best for: Enterprises already running SAP S/4HANA
Visit sap.com
Starting priceSee website
Free planNo
SAP's Intelligent Asset Management is not a product you buy; it is a module you already own if you run S/4HANA. The value is the shared data model: maintenance work orders, spare parts inventory and financial postings live in one system, enabling the complex compliance reporting that oil, gas, chemical and utility companies need. Asset strategy, performance management and predictive insights round out the portfolio.
Standalone buyers need not apply. Pricing rides on the ERP program, implementations run long, and analyst data shows nearly half of S/4HANA migrations exceed budget, so the program is the cost driver, not the module. If you are standardized on SAP, EAM inside S/4HANA beats bolting on a third-party system. If you are not on SAP, this is irrelevant.
What we like- Native integration with SAP MM, FI, CO and QM: maintenance, inventory and finance share one data model
- Broad portfolio from asset strategy to mobile field work
- Suited to regulated asset-heavy industries
Watch out for- Only makes sense inside a S/4HANA investment
- Usability consistently rated below the price point
#3
Oracle Fusion Cloud Maintenance
Best for: Mid-to-large enterprises on Oracle Fusion Cloud SCM
Visit oracle.com
Starting priceSee website
Free planNo
Oracle's maintenance module lives inside Fusion Cloud SCM the way SAP EAM lives inside S/4HANA: the pitch is end-to-end connection between maintenance, manufacturing and service logistics in a single cloud. Companies that service customer-owned assets get depot-repair functionality most CMMS tools lack, and the AI layer adds predictive maintenance recommendations with cost capture.
There is effectively no standalone purchase path; it is quoted as part of the SCM suite with annual subscriptions scaling by usage. Implementations are multi-month Oracle programs. It fits the Oracle-standardized enterprise maintaining large fleets or fixed assets. Everyone else should look at the independent CMMS tools below.
What we like- Unified asset lifecycle, maintenance execution and parts inventory in one Oracle SCM suite
- AI-driven Smart Operations with predictive recommendations
- Strong service logistics for customer-owned assets
Watch out for- Only practical inside an Oracle Fusion commitment
- Lengthy consultant-dependent implementations
#4
HxGN EAM
Best for: Mid-market to enterprise asset-intensive operations
Visit infor.com
Starting priceSee website
Free planNo
HxGN EAM, formerly Infor EAM before Hexagon's acquisition, is the pragmatic enterprise EAM: industry editions for facilities, manufacturing and fleets that need less customization than Maximo or SAP to go live, with strong mobile and GIS for field-heavy operations. Manufacturing, utilities, facilities and public sector teams get pre-configured workflows instead of a blank platform.
Two caveats: non-standard workflows still need real configuration, and the Infor-to-Hexagon transition means some documentation still says Infor EAM, which confuses procurement. Confirm the roadmap with your rep. Pricing is entirely quote-based on annual SaaS subscriptions. It fits the asset-intensive operation that wants enterprise depth without Maximo's weight.
What we like- Industry-specific editions (facilities, manufacturing, fleets) that work out of the box
- Strong mobile and GIS capabilities for field operations
- Configurable SaaS under Hexagon ownership
Watch out for- Complex customization still needed for non-standard workflows
- Confirm the roadmap given the vendor transition
Starting price$45/user/month (Basic; Professional $75/user/month)
Free planYes (free plan, not a trial, no credit card required)
Fiix is the rare CMMS that lets you start free and mean it: the free plan covers work orders, asset management and the mobile app with no credit card, and the open Integration Hub connects to ERPs and industrial systems without enterprise middleware. Rockwell Automation's ownership answers the vendor-viability question. Basic at $45/user/month adds more, with Professional at $75 unlocking multi-site, purchasing and the Fiix Foresight AI engine.
Budget the higher tier honestly: the $45 plan feels limited fast once you need multiple sites or purchasing, and some modules are not immediately intuitive. No setup or hardware fees, monthly or annual billing. It fits the SMB maintenance team that wants to start today for free and scale into AI-assisted maintenance later.
What we like- Free plan genuinely usable for small teams: work orders, asset management and mobile app
- Open Integration Hub with API and ERP connectors
- Rockwell Automation ownership adds stability
Watch out for- Multi-site management and purchasing locked behind Professional
- Mobile close-out workflows get mixed reviews
#6
UpKeep
Best for: Regulated manufacturers and SMBs moving off spreadsheets
Visit upkeep.com
Starting price$24/user/month (Essential; Premium $55/user/month)
Free planSee website
UpKeep is built for documentation discipline: checklists, safety procedures, signature capture and audit-ready reporting that regulated manufacturers in pharma, food and beverage and medical devices need. Meter-based preventive maintenance triggers suit production equipment tracked by run-hours. Three free user types (view-only, requesters, contractors) keep seat counts honest.
The $24 Essential plan is basic; real preventive maintenance starts at Premium $55/user/month, and mobile offline mode needs Professional. Implementation and training packages ($500-$5,000+) sit on top of the subscription. It fits the regulated operation where the audit trail is the product. Confirm you are pricing the Maintenance product: UpKeep also sells Edge, EHS, Fleet and Studio separately.
What we like- Compliance-ready out of the box: signature capture, certification tracking and audit-trail reporting
- Native meter-based PM triggers for run-hour-tracked equipment
- Three free user types that do not consume licenses
Watch out for- Professional and Enterprise tiers are quote-only
- Implementation and training sold separately ($500-$5,000+)
#7
MaintainX
Best for: Mobile-first maintenance teams and multi-shift operations
Visit maintainx.com
Starting price$20/user/month (Essential, billed annually; $25 billed monthly)
Free planYes (Basic plan free forever; requester accounts free)
MaintainX wins on adoption: the mobile-first interface is simple enough that technicians are productive within days, real-time chat lives on the work order, and the free Basic plan removes all risk from trying it. Essential at $20/user/month billed annually adds asset and parts management; Premium at $65 unlocks advanced reporting, multi-site controls, API and IoT with AI features.
The per-seat math is the watch item: 50 users on Premium runs roughly $39,000/year before Enterprise add-ons. Requester accounts are always free, which helps. Setup is minimal, about three weeks for a single site per the vendor. It fits the growing operation that needs technicians to actually use the system. At enterprise scale, price it against HxGN EAM before committing.
What we like- Free Basic plan covers unlimited work orders and messaging
- Mobile-first design technicians adopt in days
- AI procedure generation and anomaly detection on higher tiers
Watch out for- Per-user pricing compounds fast at scale
- Advanced reporting, API and IoT gated on Premium or Enterprise
Starting priceSee website
Free planSee website
Limble is the asset-centric CMMS: deep hierarchies track components inside sub-assemblies inside equipment, which suits complex machinery better than flat asset lists. Bulk import auto-organizes thousands of assets, usability ratings run high, and the vendor portal differentiates it for service providers and multi-site operations. Implementation needs minimal IT overhead.
The commercial picture needs a live check: the pricing page did not render figures in this check, and third-party listings cite Standard $28 and Premium+ $69 per user per month without vendor confirmation. Reporting depth and API gating are the usual reasons teams upgrade. It fits the 5-to-15-site SMB operation. Confirm live prices before budgeting.
What we like- Deep asset hierarchy with component-level tracking for complex equipment
- Consistently high usability ratings
- Bulk import auto-organizes up to 2,000 assets
Watch out for- Pricing not verifiable on the vendor page in this check
- Reporting depth is the most common upgrade trigger
#9
eMaint
Best for: Mid-market manufacturing and industrial operations
Visit emaint.com
Starting priceSee website
Free planSee website
eMaint, part of Fluke Reliability, pairs solid CMMS fundamentals with an industrial pedigree: asset management, PM scheduling and work orders with the configurability mid-market operations need, plus integration with Fluke's condition-monitoring tools. The mobile app serves field teams well, and cloud or on-premise deployment has historically been available.
Pricing needs a live check: the page now shows Professional and Enterprise tiers with no visible figures, and third-party listings cite $69-$120 per user per month without vendor confirmation. Implementation, training and validation are paid add-ons, and the vendor FAQ confirms prepaid annual billing. It fits the mid-market industrial operation that values the Fluke ecosystem. Get the full services quote, not just the subscription.
What we like- Solid asset management and PM scheduling with mid-market configurability
- Fluke Reliability ownership brings condition-monitoring integration
- Good mobile app for field teams
Watch out for- Pricing not verifiable on the vendor page in this check
- Data migration complexity cited during onboarding
Frequently asked questions
What is the difference between EAM and CMMS?
CMMS (computerized maintenance management system) manages work orders, preventive maintenance and spare parts: Fiix, UpKeep, MaintainX, Limble, eMaint. EAM (enterprise asset management) covers the full asset lifecycle including procurement, depreciation, reliability engineering and compliance at enterprise scale: IBM Maximo, SAP EAM, Oracle, HxGN EAM. Small teams need CMMS; asset-heavy enterprises need EAM.
How much does asset management software cost?
CMMS tools publish prices: MaintainX Essential $20/user/month, UpKeep Essential $24, Fiix Basic $45, with free tiers at Fiix and MaintainX. Enterprise EAM is quote-only, with buyer-reported three-year totals in the hundreds of thousands for Maximo-class deployments. Limble and eMaint did not show verifiable prices in this check.
Can we start with a free CMMS?
Yes. Fiix and MaintainX both offer genuinely free plans covering work orders and asset basics with no credit card. They are real on-ramps, not demos: run them for a quarter, prove the workflow, then buy the paid tier when you need multi-site, purchasing or advanced reporting.
What happened to Infor EAM?
Infor sold its EAM business to Hexagon; the product is now HxGN EAM, sold at infor.com/hexagon-eam. Functionality continues under Hexagon ownership, but buyers should confirm the roadmap with their rep, and expect older documentation and references to still say Infor EAM.
Do we need EAM if we already have an ERP?
If the ERP is SAP S/4HANA or Oracle Fusion, use its native EAM module rather than bolting on a third party: the shared data model is the whole point. Otherwise, a best-of-breed CMMS integrated with the ERP usually beats the ERP's maintenance module on usability and cost. The exception is regulated asset-heavy industries where the ERP vendor's EAM is the audited standard.
How to size the purchase
Count three things before any demo: assets (how many, and how deep the hierarchy goes), users (technicians, requesters, managers, and who actually needs a paid seat), and sites. Then match the tier to the count: Fiix and MaintainX free tiers cover single-site teams; paid CMMS tiers cover multi-site SMB; HxGN EAM and above cover the enterprise. The most expensive mistake is buying enterprise EAM for a CMMS problem, or buying per-seat CMMS for a 500-technician operation without modeling the annual total.
Second, price implementation separately. CMMS setups are light (days to weeks, sometimes self-serve); enterprise EAM is partner-led over months. UpKeep and eMaint sell implementation packages on top of subscriptions; Maximo-class deployments need consultants. Third, check the mobile app with your technicians, not just the demo: adoption lives on the shop floor, and the best feature set in the world fails if the app is awkward with gloves on.
How we chose
We started with the searches buyers actually run: top asset management software and top EAM software. For each candidate we checked the vendor's own pricing page first, then cross-checked plan names and prices against independent reviews and practitioner discussion on G2, Capterra and Reddit, and compared asset lifecycle depth, mobile quality, ERP fit and company-size fit. Where a price could not be verified on the vendor's page we wrote "See website" rather than repeating estimates. The shortlist mixes free CMMS tools with enterprise EAM because a 10-person maintenance team and a utility are not buying the same thing.
