How we make this list: we compare pricing pages, product documentation and public user reviews. Rankite is independent; if a vendor ever pays for a featured spot, that listing is clearly labeled Partner.
Key takeaways
- The only tools with published prices are EZLease ($4,000/year for 6-49 leases), NetLease by Netgain ($888/year for 10 leases, with a free 3-lease plan) and Cradle ($99/month for up to 10 agreements).
- LeaseQuery (now FinQuery) and Visual Lease lead the mid-market, but both are custom-quoted: budget a sales process for each.
- Rebrand watch: LeaseCrunch is now Crunchafi, and LeaseQuery is now "LeaseQuery powered by FinQuery"; same products, new names.
- Match the tool to your lease count: under 15 leases you can start free or nearly free; past 100 leases you are in enterprise-quote territory.
The best lease accounting software
ASC 842 put your leases on the balance sheet, and the spreadsheet that got you through the first year is now a liability. Auditors want amortization schedules, journal entries and disclosure reports that tie out, and they want them every close. Lease accounting software generates all three from your lease data, but the market splits hard: a handful of transparent small-business tools, and a wall of enterprise platforms that will not show you a price. These nine cover both sides.
#1
LeaseQuery powered by FinQuery
Best for: Growing companies and mid-market teams managing tens to hundreds of leases
Visit finquery.com
Starting priceSee website (custom quote; paid tiers are quote-based)
Free planFree trial available (LeaseGuru: $0 for up to 15 leases)
LeaseQuery, now branded "LeaseQuery powered by FinQuery", is the accountant-first pick for ASC 842, IFRS 16 and FRS 102 compliance. One-click journal entries, disclosure reporting and audit-ready amortization schedules are the core, with integrations into NetSuite, Sage Intacct, JD Edwards and QuickBooks. Pricing is a flat subscription tiered by lease volume, which means the per-lease math improves as the portfolio grows.
The honest catch is opacity plus onboarding time. Paid plans are custom-quoted with no public numbers, and G2 averages put implementation around 3 months, so budget both sales time and onboarding. The LeaseGuru free tier ($0 for up to 15 leases) is a genuine way to test the engine on a small portfolio before the sales call. For mid-market teams that want accountant-designed software without enterprise bloat, this is the first demo to book.
What we like- Built specifically for lease accountants with automated journal entries and amortization schedules
- Deep ERP integrations including NetSuite, Sage Intacct and JD Edwards
- Flat subscription tiered by lease volume, not per-lease billing
Watch out for- No transparent public pricing, so paid tiers require a sales conversation
- Implementation typically takes around 3 months
#2
Visual Lease
Best for: Mid-market and enterprise teams with 50-plus leases, especially real estate-heavy portfolios
Visit visuallease.com
Starting priceSee website (per lease per year; custom quote only)
Free planNo (demo available)
Visual Lease, now part of CoStar Group, pairs compliance accounting with lease administration: the same system that generates your journal entries also tracks critical dates, renewals and clauses. The audit-ready engine covers ASC 842 and IFRS 16 with automated calculations, disclosures and audit trails, and integrations span NetSuite, QuickBooks Online, SAP Financials, JD Edwards and Sage.
The pricing model is per lease per year with no published rates, which punishes small portfolios disproportionately. Reviewers describe it as designed for enterprise-level users, and the sales process is consultative throughout. Implementation is reported as quick, with in-house training included. If you run 50-plus leases and want administration plus accounting in one contract, it earns the demo. Under 20 leases, start with the transparent tools below.
What we like- Purpose-built ASC 842, IFRS 16 and GASB 87 engines with automated calculations and audit trails
- Full lease administration (critical dates, renewals) alongside accounting
- Strong in-house implementation, training and support
Watch out for- Enterprise-oriented and can feel overpriced for small businesses
- No public pricing, so every deal goes through sales
#3
EZLease
Best for: Mid-market buyers with 6 to 49 leases who want transparent flat pricing
Visit ezlease.com
Starting price$4,000/year (6-49 leases, based on a 3-year subscription)
Free planYes (free version for 1-5 leases)
EZLease is the price-floor anchor of this list. For $4,000 per year covering 6 to 49 leases, you get ASC 842, IFRS 16, GASB 87 and GASB 96 compliance for both lessees and lessors, real estate and equipment, at a flat price with no per-lease meter. A free version covers 1 to 5 leases, so the smallest portfolios pay nothing.
The trade is depth. This is calculation-focused software, not audit-defense software: reporting is basic, integrations are limited with no API, and complex lease terms like variable rent or CPI escalations are not its strength. Implementation is light, with self-service bulk import and template-based onboarding. Part of insightsoftware since its acquisition. If your leases are straightforward and your auditor is reasonable, the flat $4,000 beats every quote on this list.
What we like- Publicly disclosed, affordable flat pricing with no per-lease meter
- Free tier for micro-portfolios of 1-5 leases
- Over 15 years of lease accounting implementations with accountant-led support
Watch out for- Basic reporting and limited integrations with no API
- Weak handling of complex leases (variable rent, CPI escalations, multi-currency)
#4
LeaseAccelerator
Best for: Enterprises with hundreds to thousands of real estate and equipment leases
Visit leaseaccelerator.com
Starting priceSee website (custom quote; third-party estimates exist but are unverified)
Free planNo (demo available)
LeaseAccelerator is the heavyweight for equipment-heavy industries: fleet, machinery and real estate portfolios in the hundreds or thousands of leases. It automates the full lifecycle, from sourcing and administration through the monthly close, across ASC 842 and IFRS 16, with native integrations across major ERPs including SAP and Oracle. Also part of insightsoftware.
Everything about the commercial model says enterprise. Quotes are custom, implementation is measured in months, and a vendor-supplied third-party estimate floating around directories should not be treated as a list price. For the SMB audience, this is the "know what the big companies use" reference. If you have 30 leases, you do not need it; if you have 3,000, you probably already know its name.
What we like- Full lease lifecycle automation beyond accounting: sourcing, administration, end-of-term management and automated monthly close
- Built for equipment-heavy industries with huge portfolios
- Deep ERP integration
Watch out for- Enterprise pricing and complexity make it overkill for small portfolios
- Implementation measured in months
#5
NetLease by Netgain
Best for: NetSuite users first; small portfolios wanting transparent pricing second
Visit netgain.tech
Starting price$888/year (Essential plan, 10 leases, standalone version)
Free planYes (free plan for 3 leases)
NetLease has a two-track model you need to understand before comparing. The standalone version is transparently priced at $888 per year for 10 leases, with a genuinely free 3-lease tier, AI lease abstraction, and support for ASC 842, IFRS 16 and GASB 87/96. That alone makes it one of the cheapest compliant options for a small portfolio.
But the real product for most buyers is the native NetSuite SuiteApp: lease accounting running entirely inside NetSuite, journal entries posting straight to the GL, no external platform. That version is custom-quoted, which is where the value, and the cost, lives. Per-lease math is favorable on flat annual pricing. Also offers a QuickBooks API connection and CSV journal export for other ERPs. NetSuite shops should get the SuiteApp quote; everyone else should price the standalone.
What we like- Native NetSuite SuiteApp option that runs entirely inside NetSuite with no sync layer
- Transparent fixed pricing for the standalone version
- AI lease abstraction and CSV imports for fast setup
Watch out for- The $888 price is standalone only
- The NetSuite-embedded version, the main reason to buy, is custom-quoted
#6
Crunchafi
Best for: CPA firms, nonprofits, small businesses and government entities needing guided ASC 842 compliance
Visit crunchafi.com
Starting priceSee website (custom quote; per-lease billing)
Free planNo (demo/test environment available)
Crunchafi is LeaseCrunch renamed (June 2025), same product, broader vision. The pitch is guided, accountant-friendly workflows: lease data goes in, audit-ready amortization schedules, journal entries and disclosures come out in minutes, with AI-assisted extraction and multi-entity collaboration in one secure environment. It is built for the firms and organizations that do compliance without an enterprise IT department: CPA firms, nonprofits, small businesses, government entities.
The catch is the commercial model. Pricing is custom-quoted with per-lease billing that reviewers find confusing, and there is no confirmed direct push integration to NetSuite or QuickBooks, which reviewers accept as the value trade-off. Implementation is fast with guided onboarding. If you want the most hand-holding per dollar and your portfolio is modest, the guided workflow is the argument.
What we like- Built by CPAs for CPAs with guided workflows
- Audit-ready deliverables (amortization schedules, journal entries, disclosures) in minutes
- AI-assisted lease extraction and multi-entity collaboration
Watch out for- No published pricing and per-lease billing that reviewers find confusing
- Limited ERP push integration
#7
LeaseCalcs
Best for: Enterprise organizations with 100 to 10,000-plus leases
Visit g2.com
Starting price$24,999/year (Silver plan, up to 100 leases; per vendor-provided G2 listing)
Free planNo
LeaseCalcs is the enterprise reference point: capacity-based pricing with no feature gating, so every tier gets full ASC 842 and IFRS accounting, administration and financial analysis, plus SAP and Oracle integration. Silver starts at $24,999 per year for up to 100 leases (about $250 per lease per year), with Gold, Platinum and Diamond tiers scaling to 10,000 leases.
For the SMB audience of this list, include it as the ceiling, not the pick. A $24,999 floor and 6-month average implementation make it a non-starter under 100 leases. But if your portfolio is heading toward triple digits and you want to know what "done properly at scale" costs, this is the number to beat. Everyone else should be comparing EZLease, NetLease and Cradle.
What we like- Every tier includes the full feature set with no feature gating
- Scales to 10,000-plus leases with multi-currency and ERP integration
- Strong reporting for audit backup
Watch out for- Enterprise pricing far out of SMB reach
- Average implementation around 6 months
Starting price$99/month (Small plan, up to 10 lease agreements, unlimited users)
Free planFree trial (30 days, no credit card)
Cradle is the turnkey pick for small portfolios. At $99 per month for up to 10 lease agreements with unlimited users, you get full ASC 842, IFRS 16 and FRS 102 functionality, auditor accounts and secure document storage, no sales call required. The Regular plan at $199 per month covers up to 20 agreements; beyond that is custom Enterprise pricing.
The catch is the portfolio caps: $99 covers 10 agreements, and a growing portfolio can surprise on cost when it crosses into Enterprise. FX accounting and bulk tools sit in Enterprise too. Implementation is light with self-service entry plus guidance. Integrates with QuickBooks, NetSuite and SAP via standard exports and optional custom API. For a 12-lease company that wants to be compliant by Friday, this is the fastest path.
What we like- Transparent monthly pricing with full compliance functionality (ASC 842, IFRS 16, FRS 102) on every tier
- Unlimited users with auditor accounts and secure document storage
- True self-serve 30-day trial
Watch out for- Small plan caps at 10 agreements
- FX accounting, bulk tools and onboarding are Enterprise-only
#9
Tango Lease
Best for: Mid-market and enterprise real estate portfolios, especially retail and multi-brand chains
Visit tangoanalytics.com
Starting priceSee website (custom quote, demo-based)
Free planNo (demo available)
Tango Lease comes at accounting from the real estate side: lease abstraction, renewals, clause review and critical dates married to compliance accounting whose logic was independently verified (BKD-assisted review, SOC 1 Type 2), which is unusual in this space. AI-powered abstraction speeds up getting legacy leases into the system.
It is one module of a broader real estate platform, so buyers with only accounting needs should confirm standalone purchase, and equipment-only portfolios will find it overkill. Pricing is custom-quoted through a consultative sales process. For retail chains and multi-brand operators with hundreds of locations, the administration-plus-accounting combination is the pitch. Everyone else can get compliant cheaper.
What we like- Real estate management roots with the full lease lifecycle (administration, financials, accounting)
- Independently verified ASC 842/IFRS 16 accounting logic with SOC 1 Type 2
- AI-powered lease abstraction
Watch out for- Primarily a real estate suite play, so equipment-only portfolios may find it overkill
- No public pricing and an enterprise sales process

Frequently asked questions
How much does lease accounting software cost?
It splits in two. Transparent tools: Cradle at $99/month, NetLease at $888/year, EZLease at $4,000/year. Enterprise platforms (LeaseQuery, Visual Lease, LeaseAccelerator, Tango Lease) are custom-quoted, and LeaseCalcs starts at $24,999/year. Under 15 leases you can start free (NetLease 3-lease plan, EZLease 1-5 leases, LeaseGuru 15 leases).
What is ASC 842 and do I need software for it?
ASC 842 is the accounting standard that puts operating leases on the balance sheet as right-of-use assets and lease liabilities. If you report under US GAAP and hold real estate or equipment leases, you need compliant calculations, journal entries and disclosures. Spreadsheets technically work, but auditors increasingly expect system-generated amortization schedules with audit trails.
LeaseCrunch vs Crunchafi: what happened?
LeaseCrunch rebranded to Crunchafi in June 2025. Same lease accounting product, broader positioning toward CPA firms. If you see old reviews under the LeaseCrunch name, they describe the same software.
Which lease accounting software is best for NetSuite users?
NetLease by Netgain, because of its native NetSuite SuiteApp: lease accounting runs inside NetSuite with journal entries posting straight to the GL. Note the SuiteApp version is custom-quoted; the $888/year price is the standalone version. LeaseQuery and Visual Lease also integrate with NetSuite via API.
Can small businesses do lease accounting in QuickBooks?
QuickBooks does not do ASC 842 natively. The practical setups are Cradle ($99/month) or NetLease ($888/year) alongside QuickBooks, or LeaseQuery's free LeaseGuru tier for up to 15 leases. All three export journal entries you can post to QuickBooks.
How long does implementation take?
From days to months. Cradle and EZLease are self-serve with light onboarding. NetLease averages around 3 months per G2. LeaseQuery is typically around 3 months. LeaseCalcs averages 6 months. Enterprise platforms (LeaseAccelerator, Tango Lease) run consultative implementations. Start early in the year if you can; nobody wants a December go-live.
Per-lease vs. flat: do the portfolio math first
Lease accounting prices two ways. Flat subscription (EZLease $4,000/year, Cradle $99/month, LeaseCalcs $24,999/year) means your per-lease cost falls as the portfolio grows: EZLease at 49 leases costs about $82 per lease per year. Per-lease billing (Visual Lease, Crunchafi) means costs scale linearly: double the leases, double the bill.
For small portfolios, per-lease billing is fine and often cheaper. Past 50 leases, flat pricing usually wins. The trap is the middle: a per-lease tool that looks cheap at 20 leases can exceed a flat $4,000 subscription by the time you hit 60. Count your leases, project two years of growth, and compare totals, not starting prices.
The auditor test: what actually matters at close
Auditors care about three things: amortization schedules that tie to the GL, journal entries they can trace, and disclosures that foot. Every tool on this list generates all three, but the enterprise platforms wrap them in stronger audit trails and independent verification (Tango's BKD-reviewed logic, for example).
For a small business, the practical test is simpler: can you produce the schedule, the entries and the disclosure footnote from the system in under an hour at year-end? Cradle, EZLease and NetLease all pass that test. If your auditor is one of the Big Four and your portfolio is large, the enterprise audit trail is worth paying for. Ask your auditor which tools they have seen before buying; their comfort with the output format saves more time than any feature.
How we chose
We started with the categories buyers search: lease accounting software, ASC 842 software and lease management software. For each candidate we opened the vendor's own pricing page, checked plan names and prices against public reviews on G2 and Capterra and practitioner discussion on Reddit, and compared feature lists, compliance coverage (ASC 842, IFRS 16, GASB), ERP integrations and portfolio-size fit. Where a price could not be verified on the vendor's page we wrote "See website" rather than guessing. We used current product names (Crunchafi, LeaseQuery powered by FinQuery) with old names as aliases.
