The best AI construction takeoff software
#1
Togal.AI
Best for: Fast AI takeoff with 98% claimed accuracy
Visit togal.ai
Starting price$299/user/month (Growth, billed yearly)
Free planNo
Togal.AI is built by estimators and it shows. Upload any drawing and the AI detects, names and measures elements automatically, claiming up to 98% accuracy on floor plans and takeoffs five times faster than manual work. Drawing comparison quantifies revisions between plan sets with a click, and cloud collaboration lets the whole team work one takeoff in real time.
The standout is Togal.CHAT: you can literally talk to your construction plans, asking questions about quantities and scope in plain language. The Growth plan at $299 a user a month (billed yearly) includes unlimited automated takeoffs, unlimited chat prompts and unlimited collaboration inside and outside the account. Business plans for teams of four or more add onboarding, SSO and security compliance.
Togal is demo-led with no self-serve trial, so budget a sales conversation. For commercial estimators drowning in plan sets, the speed claims are the reason to look.
What we like- Automatic detection and measurement with up to 98% claimed accuracy
- Togal.CHAT lets you question your plans in plain language
- Unlimited takeoffs on Growth
Watch out for- $299 a user a month is steep for small shops
- No free trial, demo-led signup
#2
Kreo
Best for: Agentic AI takeoff with chat-based control
Visit kreo.net
Starting price$100/user/month (Essential, billed yearly)
Free planFree trial (7 days)
Kreo's pitch is an AI agent that does the takeoff instead of just assisting. Caddie reads your drawings, runs measurements, cross-references sheets and delivers quantities, all under your control by chat or voice. Auto Measure 3.0 adds a second review pass inside the model that re-fits every outline against the drawing, landing within 94% of real geometry on busy, noisy plans per Kreo's own testing.
Pricing is refreshingly transparent: Essential at $100 a user a month, Pro at $175 and Business at $250, all billed annually, with a 7-day free trial and paid Pilot programs that credit toward the annual plan. API access starts on Pro, and the Auto Measure API bills per file processed for teams automating at scale.
Kreo suits quantity surveyors and estimators who want the deepest AI automation and are comfortable paying for it. Test the Pilot on a live tender before committing to the year.
What we like- Caddie AI agent runs takeoff autonomously with voice and chat
- Auto Measure 3.0 double-checks its own output
- Transparent per-plan pricing
Watch out for- Full AI features need Pro ($175) or Business ($250)
- Annual billing only
Starting price$299/user/month (Takeoff & Estimate)
Free planYes (free version of Takeoff & Estimate)
STACK is the established cloud preconstruction platform now running AI through the whole workflow. Upload plans and STACK AI reads every sheet, auto-names pages and flags revisions the moment they land. Takeoff covers linear, area, count and volume with AI auto-counting symbols and suggesting scope you might miss, then quantities flow straight into live estimates where AI pressure-tests pricing.
The Takeoff & Estimate plan starts as low as $299 a user a month, Build & Operate (field tools) from $49, and the full platform from $348. Unusually for this category, STACK offers a free version of Takeoff & Estimate plus a two-week trial of Build & Operate, so you can test on real work before paying.
Choose STACK when you want one platform from first takeoff to field handoff, with trade-specific item libraries and regional cost data, rather than the absolute deepest AI takeoff engine.
What we like- AI reads sheets, auto-names pages and flags revisions
- Quantities flow into live estimates
- Free version available to try
Watch out for- AI features are thinner than Togal or Kreo
- Full platform costs $348 a user a month
#4
Buildxact
Best for: Residential builders wanting takeoff plus job management
Visit buildxact.com
Starting price$199/month (Foundation)
Free planYes (Go free plan with 5 credits)
Buildxact targets residential builders and remodelers with AI woven through estimating. Its Blu assistants include a Takeoff Assistant that scales and measures digital plans, an Assembly Assistant for repeatable jobs, an Estimate Generator and an Estimate Reviewer that double-checks bids for mistakes. Dealer integration pulls live material pricing into estimates so bids stay profitable.
Pricing is simple: a free Go plan with 5 AI credits, Foundation at $199 a month, Pro at $399 and Master at $599, all with unlimited users. Some Blu features are add-ons ($99 to $149 a month), so check which tier includes the assistants you need.
Buildxact is the value pick for home builders who want takeoff, estimating, scheduling and job tracking in one subscription. Commercial GCs will find it light on the features they need.
What we like- Blu AI assistants for takeoff, estimating and review
- Dealer integration with live material pricing
- Unlimited users on paid plans
Watch out for- Residential-focused, less suited to heavy commercial
- AI add-ons cost extra per month
Starting priceSee website
Free planNo
ProEst is the veteran cloud estimating platform, now part of a bigger construction software family. Its strength is depth: digital takeoffs for material, labor and equipment costs, four built-in cost databases, bid management with subcontractor bid comparison, a construction CRM and conceptual estimating from historical data. Annual subscriptions are priced on awarded jobs, so you pay in proportion to the work you win.
Integrations are a strong suit: estimates convert to budgets in Autodesk Build with a click, and ProEst connects to Procore, Sage, Acumatica, QuickBooks and Power BI. That makes it a natural fit for GCs already running those systems.
ProEst publishes no prices, so expect a sales process. It suits established contractors who want estimating rigor and ecosystem integration more than the flashiest AI takeoff.
What we like- Full estimating suite with cost databases and bid analysis
- Digital takeoffs feed estimates directly
- Integrates with Procore, Autodesk Build and accounting tools
Watch out for- Quote-based pricing only
- AI positioning is lighter than newer rivals
#6
Autodesk Takeoff
Best for: BIM-connected takeoff inside Autodesk Construction Cloud
Visit autodesk.com
Starting priceSee website
Free planNo
Autodesk Takeoff brings quantity takeoff into Autodesk Construction Cloud, so measurements connect directly to the documents, models and cost workflows the project already uses. Estimators can quantify 2D sheets and 3D models in one place, and takeoff data flows into Autodesk Build budgets without re-entry.
The advantage is continuity: if the project runs on Revit, AutoCAD and ACC, takeoff inherits the same permissions, versioning and collaboration. For firms standardized on Autodesk, that removes a whole integration layer.
The trade-offs are ecosystem lock-in and price. Autodesk Takeoff is sold as part of Autodesk Construction Cloud bundles with quote-based enterprise pricing, and it makes little sense unless the team already lives in Autodesk. We could not load Autodesk's product page directly during research, so confirm current packaging with Autodesk before budgeting.
What we like- Takeoff data lives with the BIM model and project files
- 2D and 3D quantification in one environment
- Enterprise security and support
Watch out for- Tied to the Autodesk ecosystem
- Pricing is quote-based and premium

Clear Estimates is the estimating calculator for residential remodelers and specialty contractors. Its edge is data: over 12,000 parts with labor and material pricing localized to more than 400 US areas and updated quarterly, the same data behind Remodeling Magazine's Cost vs. Value Report. Pick from 500-plus project templates, enter dimensions, and get an itemized estimate with local rates.
The workflow is template-driven rather than drawing-driven: kitchens, bathrooms, additions, decks and siding jobs generate fast from dimensions, with pre-written contract language turning estimates into client-ready proposals. Fifty thousand contractors use it, and a 30-day risk-free trial lets you test on your own jobs.
It is not an AI takeoff tool in the Togal sense, and commercial estimators should look elsewhere. For remodelers who price from templates and local cost data, it is purpose-built.
What we like- 12,000-part cost database localized to 400+ US areas
- 500+ project templates
- Professional proposals in minutes
Watch out for- Residential remodeling focus, not commercial takeoff
- AI features are minimal
Starting price$149/month
Free planNo
Downtobid applies AI to the bidding side of preconstruction. Upload a PDF plan set and its AI reads every sheet, identifies trade packages and drafts scope notes, turning hours of package sorting into minutes. GCs send personalized invitations to bid from their own email domain, track who opened and who is bidding, and manage coverage in real time.
Pricing is transparent: from $149 a month for GC organizations, with subcontractor bid boards from $119 a month and full bid management from $299. Subcontractors access planrooms and submit bids free. The company positions itself against BuildingConnected, iSqFt and SmartBid with AI package detection and per-organization pricing instead of revenue percentages.
Downtobid replaces Beam AI on this list: Beam's domain now serves an unrelated agentic automation platform. For GCs whose bottleneck is bid coverage rather than measurement, Downtobid's AI package detection is the feature to test.
What we like- AI reads plan sets and drafts trade scopes automatically
- Personalized ITBs from your own email
- Transparent per-organization pricing
Watch out for- Bidding-focused rather than a full takeoff tool
- Subcontractor tools start at $119 a month
How we chose
We focused on software that uses AI to automate construction takeoff, measurement, estimating or bid preparation from drawings. Every product above exists today and serves construction businesses. We opened each vendor's homepage to confirm the current name and URL, then pulled starting prices from each vendor's own pricing page on October 14, 2026, writing "See website" where the vendor publishes no prices. We replaced Beam AI, whose domain now serves an unrelated agentic automation platform, with Downtobid, a real AI construction bidding platform. Autodesk's product page could not be loaded directly during research, so its URL is flagged for re-verification. We checked public reviews, each vendor's documentation for takeoff features and accuracy claims, and how each product fits trades from residential remodelers to commercial GCs.
What to check before you buy AI takeoff software
Test on your own drawings, not the vendor's demo set. AI accuracy depends on drawing quality: clean vector PDFs measure beautifully, while scanned, hand-marked or noisy sheets are where the 94 to 98% accuracy claims get tested. Run a Pilot or trial on a live tender and compare the AI quantities against your estimator's numbers before committing to an annual plan.
Understand what the price covers. Per-user pricing (Togal $299, Kreo $100 to $250, STACK $299) multiplies fast across an estimating team, while flat monthly pricing (Buildxact $199, Downtobid $149) stays predictable. Check whether APIs, guest seats and additional projects cost extra, and whether annual billing is required for the headline rate.
Confirm the file formats and integrations. Most tools handle PDF, and the better ones take DWG, DXF and images. If your workflow ends in Procore, Autodesk Build or Excel, verify the export path preserves your structure. Kreo, STACK and ProEst all offer Excel export; Autodesk Takeoff keeps data inside ACC.
Finally, check who owns the quantities. AI takeoff still needs estimator review, especially on bid day. Look for revision comparison, audit trails and the ability to override AI measurements, so the tool accelerates your estimator instead of replacing their judgment.
Pairing AI takeoff with your estimating workflow
AI takeoff replaces the measuring, not the estimating. The pattern that works: the AI generates quantities from drawings in minutes, the estimator reviews and adjusts, and the quantities flow into the estimate where your cost data, labor rates and markups live. Tools like Kreo and STACK keep takeoff and estimate linked, so a re-measure updates the numbers automatically.
Keep one manual process as a sanity check. Experienced estimators spot-check AI quantities against a few assemblies they know by heart, especially on the first projects with a new tool. That habit catches the systematic errors, like a misread scale or a missed floor, that no accuracy percentage can rule out. Once the tool proves itself on five or ten projects, widen the trust gradually.
Frequently asked questions
What is AI construction takeoff software?
Software that reads construction drawings and automatically measures quantities: areas, lengths, counts and volumes. AI versions detect elements, name them, compare drawing revisions and sometimes generate cost estimates, replacing the manual process of measuring plans with a scale ruler or clicking through PDFs.
How accurate is AI takeoff software?
Vendors claim 94 to 98% accuracy, but results depend on drawing quality. Clean digital PDFs score best; scanned or heavily marked-up drawings score worse. Always verify AI quantities against spot checks by an experienced estimator before bidding, especially on your first projects with a new tool.
How much does AI takeoff software cost?
Verified starting prices: Kreo from $100, Downtobid from $149, Buildxact from $199, and Togal.AI and STACK from $299 a user a month. ProEst, Autodesk Takeoff and Clear Estimates do not publish prices. Most vendors bill annually, and per-user pricing adds up quickly for larger estimating teams.
Can AI takeoff replace my estimator?
No. AI takeoff replaces the measuring step, which is the most time-consuming part, but estimators still review quantities, apply judgment on scope gaps, price labor and materials, and own the bid strategy. The best results come from AI speed plus estimator experience, not from either alone.
What file formats do AI takeoff tools accept?
Most accept PDF as a minimum. Kreo and STACK also handle DWG, DXF, DWF and image formats, and Togal.AI analyzes any drawing file type. If you receive CAD files from architects, confirm native CAD support rather than relying on PDF conversion.
Do I need BIM software to use AI takeoff?
No. Most AI takeoff tools work from 2D drawings and PDFs. Autodesk Takeoff is the exception that benefits most from a BIM workflow, since it quantifies 3D models inside Autodesk Construction Cloud. For 2D plan workflows, Togal.AI, Kreo, STACK and the others work without any BIM investment.
