How we make this list: we compare pricing pages, product documentation and public user reviews. Rankite is independent; if a vendor ever pays for a featured spot, that listing is clearly labeled Partner.

The best estimating software for contractors
A bid that is 10 percent too high loses the job. A bid that is 10 percent too low wins it and loses money for three months. Estimating software exists to make bids fast, consistent and accurate: digital takeoff from plans, cost databases that remember your real numbers, and professional proposals that win work. These eight tools cover the real options, from takeoff specialists to all-in-one builder platforms.
#1
ProEst
Best for: General contractors wanting cloud estimating with takeoff
Visit proest.com
Starting priceSee website (custom quote)
Free planFree trial
ProEst, now part of the ConstructConnect family, is built for general contractors running serious estimating departments: cloud-based takeoff, detailed cost breakdowns, a managed cost database and bid-day workflows. The cloud part matters for teams: estimators collaborate on the same bid from different offices, and historical data stays centralized instead of living in one person's spreadsheet.
Pricing is custom and the product assumes a real estimating operation, so one-person shops should look at simpler tools. Implementation and database setup take work. For GCs bidding competitively at volume, ProEst is the professional standard.
What we like- Cloud-based estimating with integrated takeoff
- Cost database management
- Strong reporting and bid management
Watch out for- Quote-based pricing
- Aimed at GCs, less so at small remodelers
- Implementation takes effort
#2
STACK
Best for: Contractors wanting cloud takeoff and estimating together
Visit stackct.com
Starting priceSee website (tiered plans)
Free planFree trial
STACK built its name on takeoff: upload plans, measure quantities in the browser, and push measurements straight into the estimate. For trades and GCs who live in plans, that integration removes the re-entry step where errors breed. The cloud platform supports team collaboration and a plan library.
The estimating side is capable but not as deep as dedicated estimating suites for complex GC work. Subscription pricing means ongoing cost versus one-time takeoff tools. For contractors whose bids start with measuring drawings, STACK's takeoff-to-estimate flow is the smoothest here.
What we like- Fast cloud takeoff from plans
- Estimating integrated with measurements
- Collaboration features for teams
Watch out for- Subscription pricing adds up
- Advanced estimating depth trails ProEst
- Takeoff-first design, less for non-plan trades

Clear Estimates knows its customer: the remodeler who needs a professional bid tomorrow, not an estimating department. Prebuilt cost assemblies for kitchens, baths and additions mean you pick the scope, adjust quantities, and get a clean proposal with your branding. The learning curve is measured in hours.
It is not built for ground-up GCs or heavy civil; the remodeling focus is real. Deep customization of the cost database has limits. But for remodelers, handymen scaling up and small contractors, it produces better bids faster than anything else at this simplicity level.
What we like- Purpose-built for remodeling with prebuilt assemblies
- Produces professional proposals quickly
- Simple enough to learn in a day
Watch out for- Remodeling-focused, less for new construction GCs
- Customization has limits
- Smaller company, check longevity
#4
Buildern
Best for: Builders wanting estimating inside project management
Visit buildern.com
Starting priceSee website (tiered plans)
Free planFree trial
Buildern takes the all-in-one approach: estimating, budgeting, scheduling, client communication and financials in one system for builders. The win is continuity: the estimate becomes the budget becomes the schedule without re-entry. Custom home builders and remodelers who want one login for the business fit best.
As a newer platform it is still deepening, and pure estimating specialists offer more takeoff and database power. If you want best-in-class estimating alone, look at ProEst or STACK. If you want the estimate to live inside the whole project workflow, Buildern's integration is the argument.
What we like- Estimating flows into budgets, scheduling and client portal
- Modern interface
- Good for custom home builders
Watch out for- Newer platform, still building depth
- Estimating is part of a suite, not a standalone specialist
- Pricing tiers need study
#5
Buildxact
Best for: Small builders and remodelers wanting simple estimating
Visit buildxact.com
Starting priceSee website (tiered plans)
Free planFree trial
Buildxact targets the small residential builder: simple digital takeoff, estimating with supplier price lists, and job management through to invoicing. It is designed to be learned in days by people who would rather be on site. The takeoff tools handle residential plans well without the complexity of enterprise systems.
Commercial GCs and complex projects will outgrow it; the depth is deliberately limited. Advanced estimators may find the customization thin. For its audience, small builders and remodelers doing residential work, the simplicity is the feature.
What we like- Simple takeoff and estimating designed for small builders
- Quote and job management included
- Quick to learn
Watch out for- Limited depth for complex commercial work
- The simplicity caps advanced users
- Regional strength varies
#6
Sage Estimating
Best for: Large contractors standardized on Sage
Visit sage.com
Starting priceSee website (custom quote)
Free planNo
Sage Estimating is the heavyweight for contractors already in the Sage world: deep database-driven estimating with assemblies, crews and productivity factors, integrated with Sage 300 Construction and Real Estate for the full job-cost loop. Large GCs and specialty contractors with real estimating departments are the users.
Everything about it is enterprise: custom pricing, implementation effort, and an interface with history. Small contractors should not be here. But for Sage shops bidding complex work with database discipline, it is the natural fit, and the accounting integration closes the estimate-to-actual loop.
What we like- Deep cost database and assembly management
- Integrates with Sage 300 CRE and accounting
- Built for serious estimating departments
Watch out for- Quote-only enterprise pricing
- The interface shows its age
- Implementation is a project

PlanSwift is the takeoff specialist: point, click and drag measurements off digital plans with speed that estimators love, plus trade-specific plugins and assemblies. Many contractors use it purely for quantity takeoff and export to their estimating system. The licensing model appeals to buyers tired of subscriptions.
Estimating beyond takeoff is lighter than dedicated suites, so complex bidders pair it with something else. The interface is functional rather than modern, and plugins cost extra. For the core job of measuring plans fast and accurately, it remains the benchmark.
What we like- Fast, precise digital takeoff with plugins for trades
- One-time license model
- Huge template and plugin ecosystem
Watch out for- Takeoff-first, estimating features are lighter
- The interface is dated
- Plugin costs add up

CoConstruct, now part of Buildertrend, serves custom builders and remodelers with estimating connected to the whole client journey: selections, change orders, budgets and communication in one place. The client portal reduces the "where are we on budget" calls. For residential builders whose clients choose finishes, the selections-to-budget flow is the differentiator.
Pure estimating power is less than ProEst or STACK; this is a builder platform with estimating, not an estimating platform. Pricing needs modeling against your project count. And the Buildertrend acquisition means watching how the products converge. For custom residential work, the integrated workflow wins.
What we like- Estimating tied to selections, budgets and client communication
- Strong client portal
- Built for the custom residential workflow
Watch out for- Estimating depth trails specialists
- Pricing per project or tier needs modeling
- Acquired by Buildertrend, watch the roadmap
Takeoff, estimating, bidding: know which step you are buying
These are three jobs that get sold as one. Takeoff is measuring quantities from plans (STACK, PlanSwift). Estimating is pricing those quantities with labor, materials and markup (ProEst, Clear Estimates, Sage). Bidding is packaging it into a proposal that wins work (most tools do this adequately).
The mistake is buying takeoff when your problem is pricing, or a full suite when you just need faster measurements. Map your current process: where do bids actually slow down or go wrong? Buy the tool that fixes that step first. Many contractors end up with two tools, a takeoff specialist and an estimating system, and that is fine.
What to check before you buy
Check your trade fit: remodeling, residential new construction, commercial GC and specialty trades need different tools. Check the cost database: does it come with useful assemblies for your work, and how hard is it to enter your real costs? Check takeoff: upload your actual plans during the trial and time a real quantity takeoff.
Check the proposal output: the bid document is what clients see, so judge its professionalism. Check integrations with your accounting and project management. And check pricing at your user count and project volume, including any per-project fees.
How we chose
We started with the searches contractors use: best estimating software for contractors, construction estimating software and takeoff software. For each candidate we checked the vendor's own site for current plans and pricing approach, read contractor reviews and forum discussion, and compared takeoff, cost databases, proposal quality and trade fit. Where pricing could not be confirmed on the vendor's page, we wrote "See website".
Frequently asked questions
How much does estimating software cost?
It ranges from affordable monthly subscriptions for small-contractor tools (Clear Estimates, Buildxact) through mid-range per-user plans (STACK, Buildern) to custom-quoted enterprise (ProEst, Sage Estimating). Model the cost per bid: even expensive software pays for itself if it wins one extra job a year.
Can estimating software replace Excel?
For most contractors, yes, and it should. Excel bids are slow, error-prone and inconsistent between estimators. The holdouts are usually custom formulas built over years; modern tools import and replicate most of that logic with audit trails Excel cannot match.
What is digital takeoff?
Measuring quantities, lengths, areas, counts, directly from digital plans instead of paper with a scale ruler. It is faster, more accurate and feeds measurements straight into the estimate. STACK and PlanSwift are the takeoff specialists here.
Do I need separate project management software?
Not necessarily. Buildern, Buildxact and CoConstruct bundle project management with estimating. ProEst, STACK, Clear Estimates, Sage and PlanSwift focus on estimating and takeoff, pairing with separate PM tools. Decide whether you want one system or best-in-class pieces.
How long does it take to learn estimating software?
Simple tools (Clear Estimates, Buildxact): days. Mid-range (STACK, Buildern): weeks. Enterprise (ProEst, Sage): months including database setup. The database, your real costs and assemblies, is the long pole everywhere; the software is the easy part.
